No, we own and operate various areas within Cranston, such as the Century Hall & Park, the Art Park, the Windmill, a handful of decorative corners as well as the small gazebo on Cranston Ave.
The majority of Cranston, with the exception of areas still under development by Brookfield, is owned by the City of Calgary. Depending on the area, we work with the City through Greenspace and SNIC (Snow & Ice) agreements to support supplemental maintenance on City owned land. Click here to learn more about this program and what areas are included.
Although similar in name, the Residents Association and the Community Association are two completely separate organizations working within Cranston.
The RA oversees operations of Century Hall and it’s amenities, as well as property owned offsite: Windmill, Art Park, Cranston Ave gazebo and some decorative corners throughout the community. In addition, the RA offers valued added services like community events, programs and maintenance agreements.
The CA supports through community advocacy, such as schools, urban planning and community & civic issues. They also oversee and run the annual community clean-up. The CA does not have a facility, but are run by a volunteer board. The CA offers an optional $20 annual membership.
No, annual fees are not optional as they are a legal encumbrance attached to your property title and are in favour of the Residents Association. Fees are due every year on April 1st, allowing property owners a 30-day grace period until April 30th to pay without interest. As of July 1st, all outstanding accounts are sent to Walsh LLP to further collect, where additional fees may apply.
As the property owner, you reserve the right to decide if you want to keep privileges or transfer them to your tenants. If you do want your tenants to have access, you just need to fill out the Transfer of Privilege form, which will expire at the end of their annual tenancy agreement.
There was a two-tier structure built in Cranston which was decided at inception from the developers. As per the bylaws, Riverstone fees can be 3.5 times more than those of Upper Cranston.
The main difference between Riverstone and Upper Cranston is the services provided, specifically regarding maintenance and landscaping. We have partnered with the City of Calgary to provide supplemental maintenance on City owned property in Riverstone, which is not offered in Upper Cranston. The two contracts we have are called the Greenspace Agreements and the SNIC (Snow & Ice) Agreements.
Greenspace Agreements allow the RA to complete supplemental work on City owned property, in designated approved areas. For example, the RA completes additional additional mowing, weeding, mulch replacement and weed spraying in 5 of the main Riverstone parks, and a 6th to be added after turnover has been completed between the developer and the City.
SNIC (Snow & Ice) Agreements allow the RA to complete snow and ice removal on designated City of Calgary owned pathways in Riverstone.
The City of Calgary is responsible for all tree planting, repair, maintenance and removal. The RA is not permitted to touch any trees in Cranston as regulated by the City of Calgary.
Medians (middle of the road) are the responsibility of the City of Calgary, unless they have developer pageantry in which case they are the responsibility of the developer until that area has been turned over to the City.
Boulevards (between sidewalk and home) in most cases are the responsibility of the homeowner. If you are unsure you check your land title!
The City of Calgary is responsible for garbage pick-up, both residential and within parks and pathways. If you have concerns with overflowing garbage cans, please contact 311.
Depending on the type of fence or where it is locate may differ in responsibility. We recommend that you review your land title and/or call the City for confirmation. The majority of fences in the community are the responsibility of the property owner, but if you are unsure please contact 311.
The RA has a governance focused board, made up of 10 resident volunteers. They support the Association by building the strategic plan, reviewing the bylaws, approving the annual operating budget and facilitating the Annual General Meeting. The Board does not oversee day to day operations of the Residents Association, a team of hired professionals are responsible for operational oversight.
